If you’re in this position and want to find the best executive rentals available, we are here to help.
We’re going to outline what executive rentals are, what to look for and where to find them.
By the end, you’ll know everything you need to know to book with confidence!
What are executive rentals?
Executive rentals are another name for corporate housing, furnished rentals, short-term housing or furnished housing. The terms are used interchangeably, so if you hear any of these, they mean much the same thing.
A specialist sector of the rentals market that deals mainly with companies needing to house staff for 28 days or more.
The rentals come from every sector of the real estate market, including:
- Furnished condos
- Penthouse apartments
- Extended stay hotels or motels
- Short-term rentals
- Corporate apartments
- Furnished family homes
- Long vacation rentals
- Furnished townhomes
- Luxury rentals
There is no defined type of property that’s used for executive rentals. As long as the property meets our high standards for space, furnishing, décor and overall quality, it can work.
Typically, corporate rentals are owned or managed by management companies. Occasionally, you’ll see them offered by owners.
There’s little difference except perhaps how you book and how much support there is for differing needs.
Who are executive rentals for?
So, we now know that an executive rental is almost any type of property that’s rented to companies for 28 days or more.
But that’s not the whole story.
Despite the term, it isn’t just executives that rent this type of accommodation. It’s people from all walks of life.
Anyone who needs to stay somewhere for 28 days and doesn’t want to be stuck in a hotel room the whole time or pay hotel rates can use an executive rental.
In a like for like comparison, a corporate rental is up to half the cost of a hotel. That’s plenty good enough reason to use them!
Common clients who rent furnished housing include:
- Company executives and board members
- Traveling roles such as sales, project staff or consultants
- Staff attending longer training courses
- Military and law enforcement
- Government staff on secondment or on loan
- Oil and construction workers traveling to sites
- Doctors, nurses and medical practitioners
- Customers of insurance companies who need temporary accommodation
- Families who have suffered fire, flood or disaster and need long-term temporary accommodation
The majority of clients who utilize furnished rentals are corporate, but as you can see, there are a multitude of reasons why you might need a long-term rental.
What’s included in an executive rental?
But what else differentiates them from a standard rental?
There’s a clue in a couple of the alternative names, furnished rentals or furnished apartments.
The vast majority, if not all, executive rentals are fully furnished and equipped.
That means all furniture, kitchen appliances, plates, cutlery, cookware, towels, bathroom accessories, bedding and everything you need to live.
All you need to bring are your clothes. The rest should be included in the rent.
Executive rentals will also usually include internet, some form of cable or satellite TV and all bills included within the rent.
Some will offer extra conveniences such as housekeeping, grocery deliveries and other services.
How does executive housing work?
So that’s the what of executive housing, now let’s tackle the how.
How do you go about renting executive housing?
If you’re a business and need to accommodate yourself, customers or staff for 28 days or more, this solution can be ideal.
It offers more freedom, more privacy, more amenities and more convenience, for less money.
Typically, you’ll search a location and shortlist a few options. You can then explore them, check reviews and ensure the accommodation offers the amenities and location you need.
You can then usually select the date range you need and book.
Some executive rental agencies will handle everything for you, others will leave you some more work to do.
We would recommend using the former as it’s a lot less work for you!
What to look for in your executive housing
We often recommend people use the same criteria for selecting executive housing as they would their own home or vacation rental.
Typically, they would include:
- Location
- Price
- Customer service
- Availability
Let’s take a quick look at each of those.
Location
Location is a prime consideration for any type of accommodation. You want it to be close to amenities, transport links, the freeway or airport and where your staff will be working.
Most executive rentals are in downtown locations that deliver all those things.
Some are in suburban areas that offer peace and quiet and others can be on the coast or in the country for privacy and seclusion.
Depending on where you’re looking, you should find a little bit of everything during your search.
Price
Once you begin researching executive housing, you’ll notice that pricing varies, a lot!
Some of those costs will be justified, while some won’t. It costs a lot to lay on an executive home in a downtown location with all amenities, furnish it, provision it with kitchenware and so on.
So, paying a little more for that is entirely understandable.
Some costs aren’t so justifiable. After a little while you’ll soon discover what rate is reasonable for a particular city.
Once you know the going rate, you can set your budget.
Unless you’re a government employee that is. Then it’s the other way round, trying to find accommodation to fit per diem rates.
Customer service
If you’re depending on the accommodation to keep staff happy, safe and healthy, you will probably want the security of knowing there’s a team at your disposal should you need it.
If your people are staying thousands of miles from home and working or training all day, any problems with the accommodation are going to be a challenge to fix.
Which is where good customer service comes in.
Work with a provider that delivers dedicated support and is there to help you in every way you need.
That could be arranging a plumber to fix a burst pipe to booking a grocery delivery to make sure your staff eat properly while away.
You may never need to call, but you’ll quickly appreciate having someone there if you do!
Availability
Despite the new normal, corporate travel has returned with a vengeance. That can be a challenge when you’re trying to find quality accommodation in busy cities.
Working with a partner that has sufficient properties available to be able to provide consistent quality even when demand is high is key.
The last thing you need is to require accommodation on a particular date in a particular city and not be able to secure it!
